Terms & Conditions

All rates are quoted in Thai Baht (THB) and are inclusive of 7% VAT.

Payment is taken at the time of booking through our payment partners — Stripe (international cards) and Omise (Thai cards and PromptPay). We never store your card details on our own systems.

Your booking is only confirmed once payment has been successfully processed. Unpaid reservations are held briefly and then released automatically.

Standard check-in is from 2:00 PM and check-out is by 12:00 noon, local time (Asia/Bangkok). Early check-in and late check-out are subject to availability.

A valid passport or government-issued photo ID is required for every guest at check-in, in line with Thai immigration requirements. You may complete registration in advance using our online check-in.

Guests are responsible for conducting themselves considerately towards other guests and neighbours. We reserve the right to refuse service or end a stay for conduct that endangers people or property.

Any damage to the property or its contents caused during a stay may be charged to the guest.

To the fullest extent permitted by law, our liability in connection with a stay is limited to the total amount paid for that booking. We are not liable for loss or damage arising from events beyond our reasonable control.

These terms are governed by the laws of the Kingdom of Thailand.
